A customer from Rushden which is a large town in the east side of Northamptonshire, and my home town asked me to take a look at the Ceramic tile and grout in his Sun room. He has a large dog that sleeps on the sofa in this room and over the years the dog has walked in mud which has slowly degraded the grout lines and I suspect had probably never been sealed correctly or sealed at all.

The glazing on Ceramic tile is very resilient so we usually find it’s the grout discolouring that becomes most noticeable first due to the cementitious top layer which can trap dirt. In this case the Ceramic tiles had dulled over the years and as you might expect the white grout lines had become soiled and were almost black in places.

Deep Cleaning Ceramic Tile and Grout

To get the tile and grout clean the floor was first soaked in a strong dilution of Tile Doctor Pro-Clean and this was left to dwell for ten minutes. A rotary machine fitted with a black scrubbing pad was then used to scrub the cleaning solution into the tile and release the dirt. The pad can struggle to reach the recessed grout so to ensure this was also clean it was given a good scrub with a narrow stiff brush.

We then used a spinning tool which forces hot water under high pressure onto the floor whilst simultaneously extracting the dirty water with a powerful vacuum. The objective of this action is to power wash the floor whilst rinsing and extracting the dirty cleaning solution at the same time.

We inspected the grout lines and stubborn stains were treated with Tile Doctor Grout Clean-Up which was scrubbed in with hand brushes, this was then rinsed a second time until we were happy with the results. Grout Clean-Up is an acidic product that is particularly good at removing grout smears which can form a haze over a tile reducing its brilliance.

We then polished the floor with a white buffing pad and allowed the floor to dry overnight before returning the following day to apply Tile Doctor Ultra-Seal to all grout lines.

The furniture was too large and heavy for the customer to move out of the room, which was on a lower level than the rest of the ground floor. As a result, it was necessary to clean the floor in sections moving the furniture around the room on pads as needed.

The Sun room floor look great afterwards, the grout especially looked clean and the sealer should ensure it stays that way for some time to come.

Cleaning a 90m2 Spanish Terracotta Tiled Kitchen Floor in Alderley Edge


According to the Mirror Newspaper Alderley Edge with its restaurants and bars is a playground for footballers; well I certainly didn’t bump into any on a recent visit there to clean and seal this lovely Spanish Terracotta Tiled Kitchen floor.

Joking aside it is a very nice area and fortunately for me the residents are very partial to stone floors. Getting back to the post, we were asked for advice on cleaning and sealing ninety square metres of Spanish Terracotta tiles that had been installed in this kitchen four years prior. The sealer had since worn off and the floor was becoming difficult to clean effectively.

Terracotta tiles are made from soft clay making it very porous and likely to absorb anything that lands on it; as a result, it’s important to maintain the sealer to stop this happening.

To clean the floor, I soaked the tiles in a strong dilution of Tile Doctor Remove and Go which is a strong stripping and cleaning solution which removes old sealers and also draws out ingrained stains.

After twenty to thirty minutes the solution was worked into the tiles using a black scrubbing pad fitted to a rotary machine. The soiled solution was then removed with a wet vacuum and this was followed by scrubbing the grout lines with Tile Doctor Pro-Clean and a grout brush until they were clean.

The whole floor was then rinsed with water to remove any soil and trace of cleaning product. The water was then extracted using the wet vacuum. The floor was then checked to make sure it was as clean as it could be and stubborn areas spot treated.

The floor was left to dry off overnight and we returned the next day and tested the tiles with a damp meter making sure it was dry before we could seal it. To seal the floor I first applied a single coat of Tile Doctor Colour Grow which soaks into the pores of the tile to enhance its colours. Once this was dry it was followed up by multiple coats of Tile Doctor Seal and Go which adds further protection and adds a nice sheen to the tile.

I took some time to complete due to the porosity of the Terracotta requiring nine coats before the tiles were fully sealed but once done it was transformed and I left a very happy costumer. A quick tip here is that you can always tell when a tile is fully sealed by adding a small drop of water to the tile, if it forms into a bubble then it’s fully sealed.

Porcelain Shower Cubicle Tiles Expertly Refreshed in Edinburgh


Porcelain is a popular choice for tiles in modern homes due to its superior durability. It also makes a particularly suitable material for shower tiles because of its natural water resistance. Nonetheless, Porcelain tiles – just like any other type of tile – still require routine cleaning and maintenance to stay looking fresh and attractive.

This is especially the case for shower tiles, as they are subject to mould and scum caused by exposure to the dyes in shampoos and soaps etc which as well as staining the tiles can have a dramatic effect on the grout. Below is a photo of a Porcelain shower cubicle I was asked to restore in Edinburgh. The process for restoring these types of tiles is relatively quick and easy, providing you use the right products and methods. Here’s how I did it.

To begin refreshing this cubicle, I gave the whole area – paying particular attention to the grout lines – a scrub down using Tile Doctor Duo Clean. Duo Clean is our product of choice for the removal of the common mould and soap scum that builds up on cubicles like this one.

Next, I rinsed down the area with fresh water to remove any trace of cleaning product and then left it to dry for a short period of time. It’s difficult to get the grout lines perfectly clean, especially after years of neglect, but we can resolve the situation by simply recolouring the grout.

I this case I felt the grout although cleaner from when I started did need more work so I decided to go ahead and apply a Grout Colourant. Tile Doctor has a range of Grout Colourants available in ten colours so I painted on three coats of the white colourant which really improved the look of the grout leaving it clean and fresh. Another advantage is the colourant acts as a barrier on top of the grout sealing the grout joint and protecting them from further staining. Other popular colours available in the range include Black, Cappuccino, and three shades of Grey.

Finally, I ripped and out and replaced the mouldy silicone around the base of the shower cubicle and replaced it with fresh.

The client was very impressed with the speedy restoration. Before leaving the property, I explained that rinsing down the shower cubicle with fresh water after every use can help to reduce the effect of staining and leaving the door and window open after a shower improved ventilation and inhibit the growth of mould. Cleaning Student Shower Cubicle Tile and Grout at Oldham University


Earlier in the year we were contacted by the facilities manager of one of the student apartment blocks in Oldham which provides accommodation for the students of Oldham University. They were looking for a firm to revamp the student en-suite bathrooms during the summer recess. The building has 270 apartments and we had been asked to quote for the renewal of the ceramic tile and grout of around 45 shower cubicles (possibly more) which were judged to be in a bad state and beyond the ability of their in-house cleaning team.

The University runs degree courses from Accounting to Sports Coaching and as you can image Students are not known for their cleanliness so we knew we would have our work cut out completing the assignment on time.

Several companies competing for the work however after successfully demonstrating what we can do with a patch test in one of the bathrooms and comparing of quotes I’m pleased to say the facilities company awarded us the contract!

Tile and Grout Cleaning

We returned in the summer and facing a time limit to complete the work we worked out a system whereby we would spray the Tile and Grout down with Tile Doctor Duo-Clean, let it soak in for about ten minutes and then scrubbed it in by hand with a stiff brush. Duo Clean is an effective double action grout cleaner and mould remover that can remove mould and blackspot from grout and silicone. It’s really useful for cleaning shower tiles as the spay attachment mixes the product with air as its spayed onto the surface allowing it to stick to vertical surfaces more easily. Once the tile and grout was clean it was rinsed off with water and stubborn areas re-treated until clean.

Duo Clean is effective at dealing with Mould on Silicone in most situations however some of the silicon sealant was beyond cleaning so in these cases the old Silicone was stripped out and replaced with new.

We were able to clean all the shower tile and grout using this process however I had brought a long a few Grout Colouring kits as a back-up solution just in case. Once the grout is clean the colourant is painted on using a small brush and makes a huge difference to the look of a shower. There also inexpensive and provide a barrier over the grout so it keeps its appearance for longer.

There were a lot of bathrooms to cover so once the cubicle was spotless we immediately moved onto the next one completing the whole project three days ahead of the due date.

Polishing and Sealing a Dirty Limestone Kitchen Floor in Cobham


This customer, who lives in the small village of Cobham had the unique situation of having been abroad for six months, leaving her adult children in charge of the house. During this time, the fantastic Limestone tiled floor in the kitchen had not received adequate maintenance and its appearance had rapidly degraded. To make the situation worse, it seemed to me that the wrong products had been used on the rare occasions that it had been cleaned.

With the customer now back in the UK and living in the house again, he was keen to have the Limestone tiles restored to their original condition. He contacted me to get the job done.

Cleaning and Polishing Dirty Limestone Kitchen Tiles

My first task was to tackle the dirty grout lines between the Limestone tiles, which were brown and stained. Tile Doctor Pro Clean, which is our reliable alkaline-based tile cleaner, was applied with a grout brush and the stains immediately vanished.

The next stage of the restoration involved polishing the Limestone using our four-pad Tile Doctor diamond-encrusted burnishing pad system. Firstly, I applied a Coarse 400 grit pad to strip away what remained of the old sealer which had been worn down in the high traffic areas of the floor. I then applied the Medium 800 grit and Fine 1500 grit pad to gradually close the pores of the stone which, in turn, restores the polished effect.

Each pad is used in combination with a small amount of water and any excess moisture is removed with a wet vacuum. To end the first day of work, I left the floor to dry and arranged to return in 48 hours to finish the job with sealing.

Upon my return, I ran some quick damp tests to check the floor could be sealed and quickly polished the surface again using a soft white nylon pad to remove the paw prints caused by the customer’s dog in the interim period!

Next, using a small quantity of water, I used the Very Fine 3000 grit burnishing pad to hone the stone to its highest possible quality. Once dry, I applied to the floor two coats of Ultra- Seal, which is a penetrating sealer designed to provide maximum stain protection while providing a natural look finish. One final polish later and the restoration was complete.

Acid-Damaged Marble Shower Cubicle Restored in Leatherhead


Marble tiles are a fantastic choice of stone for a shower cubicle because of its distinctive characteristics and quality. It can really add a luxurious feel and when used in a bathroom take it to the next level.

However, it’s extremely important to note that Marble like all natural stone is a porous and acid-sensitive material. It must therefore be cleaned with care using suitable products. This particular Marble tiled shower cubicle at a property in Leatherhead is a good example of this done wrong. The owner had used an acid-based cleaning product to clean the stone, resulting in damage to the sealer and causing unappealing streaks to form.

This type of damage can appear irreparable but, with the right combination of cleaning methods and products, it can be fixed. Once the old sealer has been removed, and the tiles have been cleaned, polished and re-sealed, they can look as a good as new. Here’s how I helped this customer restore the Marble shower cubicle.

To begin the restoration, I scrubbed the dirty grout lines using Tile Doctor Pro-Clean, which is a highly reliable and multi-purpose alkaline-based product. I then rinsed the tiles with water to remove the traces of cleaning product.

Next, I moved on to the polishing stage of the restoration – what we often refer to as burnishing. This involved the use of small six-inch diamond-encrusted burnishing pads applied with a hand buffer and with different levels of grit – ranging from Coarse to Very Fine. I started with the Coarse grit pad and worked my way sequentially through our four-pad system, polishing the stone with Medium, Fine and eventually the Very Fine pad to really bring up the polish.

Once the shine had returned to the Marble and the damage had been removed, I re-sealed the tiles using two coats of Tile Doctor Colour Grow, a penetrating sealer designed to enhance the natural colours and patina of the stone. Once dry, I gave the tiles a final polish with a white buffing pad to put the finishing touches on the restoration.

Dirty Grout Lines Refreshed on a Ceramic Tiled Hallway in Cirencester


Cirencester is a large market town in the East of Gloucestershire known for its rich history dating back to the Roman times, when it was known as Corinium. This area is also home to the Royal Agricultural University, the oldest agricultural college in the English-speaking world.

I visited the town recently to see a customer who was having significant problems with the cleaning of her Ceramic tiled hallway. Ceramic tiles are always a popular choice in high traffic areas like Hallways and Kitchens due to their durability, as well as water and scratch resistance. However, this floor had been installed a decade ago and during that time had not received adequate maintenance. Although the Ceramic tiles themselves had not faired too badly the grout lines were heavily ingrained with dirt, making them near impossible to clean with everyday cleaning products.

The property owner had tried numerous products without success and determined to get the grout clean again sought assistance from her local Tile Doctor. I deal with these types of issues all the time so I was happy to pop round and see what could be done to restore the floor back to its peak condition.

To begin, I set about cleaning the grout lines using a mixture of Tile Doctor Remove and Go, which is a multi-purpose stripper and degreaser that breaks down any old sealer, and Tile Doctor Pro-Clean, which is a strong alkaline-based cleaner suitable for all types of stone and tile. I applied the cleaning solution and left it to dwell for about 30 minutes, before using a grout brush to lift away a decade’s worth of grime and muck.

Next, I used Pro Clean again to scrub the tiles in combination with a black scrubbing pad fitted to a rotary machine, before rinsing the entire floor with fresh water to remove any traces of chemicals. Then, I dried the grout lines with a heat gun and left them to cool for about 10 minutes. The grout lines were subsequently ready to be sealed.

With the floor ready to be sealed, I applied Tile Doctor Ultra-Seal to the grout lines using a pipette, which is a tool used to deliver a measured quantity of sealer.

Ultra-Seal is a premium sealer which is formulated to provide maximum stain protection. While leaving the grout with a natural look, the sealer will keep the grout looking fresh and free of ingrained dirt for some time to come.

The customer was amazed at how quickly I could transform the condition of the grout. As you can see from the photo below, the condition of the grout really shapes the appearance of the floor – and now these Ceramic tiles are a real asset to the property once again.
